        A title insurance policy protects a land owner against many things,
including forgeries, a deed executed under duress, or an error by a clerk in the county's
record office. As a title agency, Kentucky Land Title provides owners and lenders title
insurance coverage.
        A lender's policy protects your lender in the event a loss is
suffered. For a one-time premium, an owner's policy will protect the homeowner, up to the
limits of the policy, against a similar loss. A title insurance policy is your best
protection against the potential defects which could remain hidden despite the most
thorough search of public records.
        Kentucky Land Title is beginning it's 2nd decade as one
of the largest title agencies in Northern Kentucky. With three attorneys on staff, you can
be assured that the highest legal standards are followed in conducting your title search and
closing. We offer title insurance policies exclusively through First American Title Insurance
Company.
        Once we receive a title order request from the lending institutions
that we represent, we begin the process which ultimately results in a smooth real estate
closing. You will be in contact with members of our staff regarding the details of your
transaction, mortgage payoff information, homeowners insurance coverage, sales price, commisions
and any other specific information pertinent to your closing. In the meantime, one of our
attorneys, will do your title search, examining the land records on your property for a period
of fifty years. The attorneys are looking for mortgages, tax liens, judgement liens, easements,
and any other items that would prevent you from receiving clear title to the property. The last
step in the process is for the buyers and sellers to come together at Kentucky Land Title
to sign the documents that will transfer the property.
        Kentucky Land Title schedules closing Monday through Friday, between
8:30 am and 5:00 pm. Out of the office closings can be scheduled the first three weeks of the
month. The closings generally take less than one hour. We also do closings for lending
institutions that do not require title insurance, refinance closings and cash closings. You
can be assured that the same quality of work is put into these closings.
